Will I need to sign a contract?

Yes, a minimum of 6 months, you will get a discount if you sign a 12 month contract.

 

How much will I need to pay to move in?

I will require a bond and your first months rent. As soon as this has been paid you can move in.

 

Who will I be sharing with?

You will be sharing with other young proffesionals normally aged between 18-30 years old.

 

Can I share a room with my partner?

Sorry, I only rent rooms out to single people. Visitors are welcome but I do not rent out rooms to couples, children or families.

 

Will the house be all male or female?

No, most of the houses are mixed.

 

What is included in the rent?

I pay the water, gas and electricity bills and deal with the council tax. I aim to take out all of the hassle of running a shared house.

 

What if I want to install Broadband/Sky or a phone line?

Thats fine, just let me know. (most already have broadband).

 

Am I allowed any pets?

Sorry, its not fair on the other tenants.

 

What if something breaks, I get locked out or if I have any other problems?

I am available 24/7 - 365 days a year. (This is not something that you would normally get with any other Landlord)

 

What safety measures will the house have?

All Gas appliances are checked at least every 12 months by a CORGI registered engineer. Other measures include a mains inter-linked Fire Alarm, Fire doors, a Fire extinguisher and a Fire blanket. The electrical appliances / circuitry are also tested regularly.

I have been a member of the Leeds Landlord Accreditation Scheme (LLAS) since February 2006. There are just over 250 members of the LLAS in Leeds. Becoming a member involves the Leeds Council Environmental Health Department carrying out in depth property inspections at your properties. They require very high standards in terms of, Health, Safety and comfort.
